I found that the property was extremely dirty and there were no blinds, the renovation was sloppy (paint, tape, rushed worked) but as disappointing as that was, I put the time in and cleaned the property and installed blinds and the next week, two tenants applied.Then the problems FLOWED in.

If your doing the work yourself without a contractor though, then HD/ Lowes may be your best bet.When I built my fence last year, I made an excel spreadsheet and called about 10 lumber yards to gets quotes from everyone and charted them all - when all was said and done - HD turned out to be the best deal available to me - I was a little disappointed, cause like you , I thought - there has to be better pricing than that - but it is what it is.

But if you enter the REI space with yield targets and a 10-20 yr plan, you could be disappointed, especially if you develop bigger goals for yield.  

Is a nice website, but I was disappointed that they didn't have tax delinquents in my area, which I was after. they have different lists for each area so check it out for your area.
