Even if there is a good amount of droppings, seriously, that is just bending over backwards twice.

I think all three parties should bend a little here. 

@Zachary Critchett, Not sure how Bend handles property taxes, but in Washington County, we can choose from three different plans.

Call your own attorney to get this matter quashed and show you won't just bend over and take it.Second, get your attorney, or possibly a new one, to amend your lease to include necessary hold harmless language as well as necessary wording about limitations on suing you, tenant agrees to reimburse you legal expenses etc.  

If your criteria is not rock solid, and you bend the rules for one person, then how do you justify not bending the rules for someone else? 

This takes away their "power" and lets them know that you aren't going to bend to their will. 

I did end up collecting it all from her, but she'd keep asking for me to bend the rules for her, and I'd keep saying no.  

Yeah it burn's to hit a good tenant with a late fee when they are down on their luck, but if you bend one rule, I suppose your inclined to bend more on a per situation basis which I do not want to get into that's for sure. 

This definitely helps, but you'll still get hopeful people who will lie, and hope they can charm you out of your criteria.The good news is, in your market, you won't have to bend your criteria. 

I'm just making the point that the mortgage is still high interest debt because the true / total interest is 67%, therefore prepaid principal is a great investment people should be bending over backwards to do.
