It has very low loan constants right now and is self-amortizing such that you aren't subject to a balloon payment and interest rate risk post balloon.While inflation protection is my favorite attribute I think tax savings are a very close 2nd for the average investor.

I personally don't think you can attribute the remaining 8% appreciation remote work.

In addition, if you are self-employed with no full-time employees you may wish to consider opening a Solo 401k instead of a self-directed IRA as it has several advantages over an IRA LLC such as much higher contribution limits, direct checkbook control (i.e. no need to have the account at a specialty trust company), ability to take a 401k loan, exclusion from unrelated debt finance income tax with respect to investment in real estate acquired with non-recourse financing, etc.In addition, please note if you purchase debt-financed real estate with your IRA, unrelated debt finance income tax should apply to the income attributable to debt-financed real estate held by your IRA.

I fully understand and agree that I purchased the property at a discount attributable to factors that I need to fix. 

My core 'team' is still in search of, and strategy is still in the business plan phase.I am very green per experience in RE "Investment", but then again green is also the color of the US dollar...I have to attribute some light to being this new.
