I'm not an anti-stock market guy by any means, but I recognize that attractive long-term returns in equities will include a lot of volatility along the way. 

If you want to attract professionals with higher income, have your rent reflect that.

The school zones couldn't get any better either so it could be attractive to more families. 

Assuming this strategy works for your finances.Some other factors to consider are how well they take care of the unit, whether they are on fixed income/ability to pay more), your views on affordable housing/social justice, current market conditions (right now seems good for attracting a new tenant), and whether the property still cash flows or works at a below market rent.  

I'm assuming by the value of the house the area is not going to be a spot that will attract a new build

Those prices look really attractive for a BRRR from out here in California..

The crawl space needs to be clean, dry and clear of debris that could attract pests.

That being said the interest must be attractive enough for someone to agree to go into 2nd position.

Our move in day I had my cleaning lady there for 6 hours and the smell was still there. 

If you owned ten small multis, each in a different city, I would say it's much more attractive to own all ten in the same city or maybe two at the most.
