I'm finishing up the rehab in hopefully the next couple of weeks then looking to get it appraised but I am also worried I'll get stuck with a lot of money down. 

Finish your education, get established in a career with a couple of years of employment and use that time to live the most frugal life style possible to save up the cash needed for the necessary DP and reserves.

The market rent for this 3 bd 2 ba house with the level of finishes in this area is ~$1,500 if they were to keep the house and rent it.

BP,Trying to finish up a rehab and hired a guy to paint. 

Its been nearly a year now and they are just now getting approval to demolish the units and start the rebuilding, telling me its about a year out on the finish of the rebuilding.. 

Getting contractors to do the finish work on a job is a difficult part of rehab. find someone you trust

I want to establish as soon as possible before finishing a deal.

The town house is a 2 bed 1.5 bath with a finished loft.

After it's built and we have renters in place, it will cashflow enough to pay the entire mortgage plus some.Also, the home has a tremendous amount of equity and will be even more after the ADU is built, not to mention the newly finished walkout basement.
