Company I worked for I know of 2 incidents, both slip falls, Ice, snow.. for injuries.We had snow log to chart salting and sanding.. but company still had to pay for injuries.Also child death in swimming pool, not quite sure what was settlement in that one, they can always find something owner is % responsible for that may have been issue.

if it's credit card debt you might be able to get the interest rate lowered or negotiate a lower settlement amount if you go through a credit counselor

You can ask mediator for payment plan, accept current rent, and get a settlement agreement for a  payment plan for the next month's rent also, so your not stuck with thinking your going to have to do it all over again, the agreement would include court filing costs.

People who call themselves wholesalers - don't always tell the truth - they really can't settle quickly and most all of them will not go to settlement, most are only parroting what they heard in a motel seminar.

I know many HML - but would not recommend any of them - their interest and points are high and your lose much of your potential equity.I would rather have an agreement with the seller and negotiate time to accomplish real estate profits goal.I use a system called Control and Roll - control the property with a skinny contract - maybe a joint venture with the seller - take possession - long settlement time - do a hybrid with marketing clauses  and assign the property before you have to close --- take your quick profit and move on - Why put yourself in a position of having a HML as your partner - they don't do anything to help you.Learn how to leverage to your advantage and you'll never need to kiss-up to the HML people.

The divorce settlement for the mother does not specify that the current owner was to receive the property as part of the mother's divorce.Going to probate is not an option as the house is going to be foreclosed on next month.
