This would be fine if some appreciation was a reasonable expectation, but I think we have a decent chance at very flat appreciation given how wild the last 2 years were.And of course that would not be especially concerning if I intended to stay longer term but I think there is a good chance I end up moving in the next 2-3 years, and I would want to convert to a full rental at that point.

AirDNA is a great toolI think STR at 3x 4x a LTR is a little aggressive, all I have seen is 2X is a better assumption (although can vary wildly in different markets)

...a different country, an unusual property (a farm), and an unusual business model (an off grid retreat center with its own food source that accepts cryptocurrency). ...That would be a pretty incredible niche even if you were on-site, but running something like that from the other side of the globe sounds wild...I assume you have a really good and trustworthy team of people on-site to manage things for you?
