Had to remove all the drywall down to the studs in the whole 1st floor, and replaced like 30 joists in the basement, some of the sill plate, skirting, subfloor under the kitchen, and a bunch of studs and whatnot around a door on the 1st floor.

To me, this is like the most important thing.I will say that refinancing and pulling money out of single family homes is easier with banks and whatnot, and they tend to have an element of better appreciation over time to counteract a number of cons.

Hello all,First time posting, but I've been lurking here and studying what little I can of real estate for the last year or two.I'm currently invested in some REITs, and eventually want to expand my experience and get into a couple of Duplexes+ somewhere.Currently stuck in NYC, waiting for litigation and what not to take place (probably 2+ more years) before me and the wife can move to Florida or wherever else, which is primarily where I want to purchase property.In the meantime, I'd like to try and find a position with a property management company, or some kind of real estate related work (I've been really interested in photography, particularly real estate drone images lately), though I have no experience in the field.

It's definitely cheaper and what not, and j think could potentially have a lot of good deals.As far as finding deals, that will always be the hardest and looking on places like the MLS or websites you mentioned will always be the hardest place to find it.
