I'd like to terminate my exclusive buyer's representation and agency representation ahead of the date in the agreement I originally signed.I don't necessarily want to get the agent in trouble, I just want to be released from all agreements with her and her brokerage (she is not the broker, just an agent working for a broker).

Since 401k is "tax-exempt" vehicle there is no taxes on the income, therefore depreciation would not apply here.

If that really is a requirement of this settlement service provider, get the lender on the horn and give them a heads up that the funds are going to be deposited in your sons account prior to being sent over, and ask what they need.
