I'd like to terminate my exclusive buyer's representation and agency representation ahead of the date in the agreement I originally signed.I don't necessarily want to get the agent in trouble, I just want to be released from all agreements with her and her brokerage (she is not the broker, just an agent working for a broker).

Since 401k is "tax-exempt" vehicle there is no taxes on the income, therefore depreciation would not apply here.

Now just to give you a heads up my goals are to have enough buy & holds to replace my income so that is what I plan on doing with this property.

Starting 3 to 6 months ahead of when you want to do the cash out refinance, start going to your future-current comps during open houses.

If you start in 3 or 4 years, think of how ahead you could have gotten if you started earlier. 

Had another guy whose wife left him and took his vehicle and credit card. 

So - if you can tough out this first one for two years and can force some additional equity over and above the price plus construction then you are ahead.

If that really is a requirement of this settlement service provider, get the lender on the horn and give them a heads up that the funds are going to be deposited in your sons account prior to being sent over, and ask what they need.

Unless you promised to pay for their hotel ahead of time, there is no way I would cover that.FWIW, I do keep a spare window unit that has both a/c and heat.
