After she had an episode-that now occur daily, multiple times (which consist of me trying to help her brush her teeth, or another activity, with her panicking and screaming "I just want to go to bed") I overheard XXXXXX and XXXXXXXXX having a conversation that "The lady....touched....where the babies come out."

I'd actually attempt to befriend him so he can keep an eye on my house whenever I'm not around because I'm willing to bet he's strapped to the teeth in there. 

Forget it,this is not what you wanna cut your teeth on.It needs almost total reconstruction,an architect to redesign the interior to create proper bathrooms and open space,the works.just looking at it from a distance I would guess 150 grand or more in reconstruction costs.

If the complaint is about something that we have no jurisdiction whatsoever - noisy neighbors, lots of traffic - we either direct them to whoever has jurisdiction, or tell them that there is no jurisdiction that we are aware of and good luck in the future. 

I can't imagine having someone tie up your property for weeks or months then change their mind in the middle of the stay and Airbnb refunding them and you have no say in the matter whatsoever.

There are no repercussions whatsoever with backing out of a HUD deal other than losing your Earnest Money. 

Second, I can almost guarantee you those turnkey PadSplit properties you're referring to are not turnkey whatsoever haha.

I don't know anything about this market, this neighborhood or these condos, but they don't seem to be a slam dunk.With that said, that doesn't mean they aren't a solid investment, but I don't see anyone netting $400 a month on them unless they're self managing and they don't need any capex or repairs whatsoever and the HOA never goes up =-)

@Jason Hines I honestly don’t see any issue whatsoever.

Rats are the worst in my opinion, because they love to chew on electric cables to keep their teeth sharp.
