@Bob Malecki  If the defect is bad enough, you'll need to file a superior court action to reform the previous deeds. 

It is Ok to be cashflow negative when you have exposure to a superior price appreciation.

If I get a property under contract that is in an excellent neighborhood (A to A+) and far superior to the majority of my pile of crap (pretty much everything I own in San Bernardino and Hemet), that is something I will consider keeping.

But would like to add some more thoughts about the area.The post rentals opening up to soldiers - I don't know the entire reasoning behind it other than indeed there WAS a lot of vacancy on post due, I assume, to superior off post options for Soldiers.

If you know the area and know your site is the superior site and the tenant has limited options that match their search criteria then multiple national tenants might be interested in the dirt and you can play them off of each other to craft the best lease possible for yourself.

Astoria has a superior recreational park and there is not place in the city that it takes a back seat to when it comes to dining.
