My market is absolutely saturated with people doing direct mail.. so i decided to rely heavily on bandit signs instead since no one else here does..and its worked out quite well as far as cost effectiveness vs direct mailI haven't had any issues.

Of all the problems you can have with pet urine smell, a saturated wood sub-floor is by far the most difficult and expensive to fix.If the urine is from a cat, it's usually only on the floor but if it's from a dog, you might have it on the walls and baseboard as well.

My original plan was to first buy a duplex to start out but this was way back at 15yrs old when I wasn’t so educated and serious about investing but now I’ve learned that i will need capital to begin with, so I’ve chose maybe one of the most popular/ saturated strategies to begin with, you probably guessed it “wholesale”  I am not interested in building a long-term career in wholesaling, just using it as a means to an end to build capital.

The market is beginning to saturate for anything other than new construction or great rehab with a very solid location.I like the northern edge of point breeze just below Washington. down as far as Wharton but not really below Titan.

I've bought in Atlanta in the last couple years but that market is really saturated and mature now, so I have been working with turnkey companies in other markets that I think are earlier in their growth cycles, so better returns and better potential for appreciation.
