The rent after rehab was $3.1K (ratio: 0.56% - virtually the same as prior to rehab) which is still likely negative (my projections had it neutral because self managed but it would be negative otherwise).So at the end of the refi I have $136K equity (using a low refi appraisal) for $50K invested.

Especially electrical you need done by a insured professional, if someone is killed because your "painter" didn't ground your neutral or something you'll be not only be sued but go to jail.

So if I purchased a cash neutral SFR 5 years ago (and 5 years ago it was still easy to find cash positive SFR at retail in San Diego) it would be cash flowing close to $700/month (assuming fixed rate loan and no refinance to take out the property appreciation.
