At law, owners are favored over buyers, that means as a wholesaler you have 2 strikes against you walking in the door of any courtroom, you don't want to be doing anything that can lead you there!

If you did a strike through and changed the price, added additional wording for repairs, etc...anything like that makes it a NEW contract and they have the right to cancel.

I need to stop by the apartment sometime today to pick up rent, I plan on using that as an excuse to strike up conversation with the accused tenant and request permission to enter the apartment at that time. 

Rent strike should follow the local landlord/tenant laws but should include notification and time to resolve, and if they signed a lead based paint acknowledgement, its on them because they knew about it.I would object to them raising the issue at all in eviction court.  

No point in starting with bad debt as a strike against you.
