Meanwhile most who obsess over entity formation fail to carry proper insurance, work with unlicensed and uninsured contractors, fail to execute contracts, can't explain the difference between being listed as additional insured and certificate holder or request to be listed as additional insured on vendors insurance policies etc.

We require any tenant 18 or older to qualify for whole rent on their own unless they are a legal dependent (spouse, college student, dependent parent, etc) of applicant, even then must pass criminal background check.

So now the how too gurus are just rehashing what your talking about.. buy tax sale sell on contract and spend 10k to learn how.. not all land sale how to guys are that expensive I think one can buy a program for maybe a few grand and probably worth it.I fund a few land flippers today and they use the same concepts that we did 40 to 50 years ago and the gentlemen your talking about 60 plus years ago..
