If you have strong credit and a healthy down payment, so much the better.As to whether a seller cares whether you're funding the deal with a bank loan vs. a private loan, it really depends on the seller and deal.As a general rule, if you're getting a great deal (a steal), part of the pitch is usually that it'll be a cash deal (no financing contingencies).
