Multis may be easier to judge globally from a numbers perspective as the added value can be shown in your cap rates and such, whereas singles can have the advantage of residential buyers if you need to sell down the line.

Banks underwrite the debt service using the income and debts of the property and also your personal income and debts...called Global Debt Ratios.

They will also underwrite (most of the time) on your global debt to income ratio.

An excellent point made on the pipeline front, anything dependent on natural resources is quite iffy with global markets to contend with etc.

I don't disagree with this as a global view because I don't follow global markets closely, but I disagree with this in terms of US market.

This is not a global warming issue as it is popular to think, this is about too many people.

Fix the property, beyond duck-tape and bubble-gum "fixes", actually legitimate FIXES.
