Alexaundra,Certain areas you can get SFR for less than 5K Detroit comes to mind as well as Eastern PA buying from the Tax Repository sales houses as low as $500.Consider finding someone with the cash and working together to get the properties.Paul

@Jason Welch  the markets this may work is MI,, OH  Eastern NY  Urban core of any rust belt city.. basically ghetto stuff..

@Robert TaylorundefinedThere is definitely a problem with spillover crime in that eastern part of Tosa.  61st and North definitely isn't an "A" area.  

Hornlake, Southaven, Millington, Tipton County, Arlington and eastern areas are all better and less risk than memphis.

I assisted a fellow BP'er  from California purchase a SFR near where I live in Willoughby (eastern suburb) a few months ago and he finally has a tenant in place.

@Ryan Morrissey I'd recommend talking with Rockland Trust or any of the other local banks like Bridgewater Savings, Eastern Bank, etc.Talk to their commercial loan departments, describe what you need and see what they offer. 

@Ray Lai My current job allows me to work remote anywhere (just have to follow eastern standard times) and having that option has really had me considering if it would be an idea worth entertaining to move to a less competitive market.

In Montgomery County, in the eastern part of the state, there are a number of firms located in NJ that conduct foreclosures, and there is even one from OH.

@Avery Heilbron I have seen a few properties around Boston but all up by Lowell or down by Brockton/ more south, I actually live in Dedham next to Readville would love to be able to regularly drive by my first property and have it close to home but it seems options in all of eastern mass are extremely limited
