We've also had the bank come back to us twice to resurrect the buyer offer on a deal that was going to auction, work the numbers in, but then subsequently deny it.

Where the water was overflowing out of the top its seems to be the only logical conclusion.The tenant denies over loading and is saying that he is not responsible and will take me to court if I attempt to use his security deposit.

So if we went with the 1031 exchange we would be a bit restricted with how much we could use the property-I have tried to tap the equity in the LA rental property home but I was denied because it is operating as a business so I cannot get a HELOC -FWIW, this LA rental property home was my husband's childhood home originally, so I only pay like $1000 in tax annually...so that's another thing to consider...maybe I should just keep this easy rental-Any other suggestions?

Did a quick spreadsheet of sell vs. keep, and found that I could buy 4 houses in my new city and make a profit of around $1,500 a month across those if I sold.So I sold, and those properties were closed on the 31st of last month.Now, I took calculated risks, saved my money like crazy, denied myself fun items like an upgraded computer and a few toys, and did TONS of homework.
