The current tenant started lease in March of this year.I had installed new carpet: $1200, new furnace, $2,221, and new water heater: $950 all this year.I plan to have the property for 3 to 5 more years.Thank you in advance for your help, I really appreciate it.

That gives the Seller time to serve tenants with 60 days notice, empty the property and clean it, then deliver it to you vacant.If the state only requires 30 days, shorten your timeline.

@Greg Lovern It's whatever the parties agree to - and that's specified in the P&S.For a retail SFR buyer, I normally require that the home is delivered vacant and broom clean.
