I would like to avoid an eviction as well since that could take months and with the 203k I have a finite time to finish the rehab.If anyone has some thoughts or advice I'm all ears. thanks

Now that all the finishes are picked by me, the rehab is actually somewhere around $350 because for our area and fast sale, you have to spend a bit more, in my opinion.

As i said before he just called me saying he is in a bind with onother property he's trying to get ready that seems to be more important than this one, so he's willing to sell for a lower price than he has it on the market for. he said he just put it on the market yesterday but thats gonna take too long to process he wants to get rid of it quick since he's trying to finish up the next property that will make him more money.I went by to look at the house its in great shape, great neighbour hood.And i was planing on flipping it to a cash buyer so was thinking to negotiate a deal with the seller so we could all gain something from it.

My experience has been 2 flips, a single-family flip I did about 10 years ago and I’m about to finish rehabbing a 2 flat I purchased in 2014, I originally bought this property with the intention of renting in 2014 but about 9 months ago I decided to rehab and flip it do to the increase in value in the last couple of years.
