I can let you know if it's ever been inspected and what to look out for.MA real estate laws say that you can't rent to a family with kids under 7 unless you have a lead certificate on file with the state and the anti-discrimination laws say you can't not rent to a family because they have a kid under 7 (even if it's because you know there's lead paint), so they basically made it so that any rental with more then 1 bedroom has to be deleaded.

And here is the reality:$600k is the total depreciation over the 28-yr lifetime of Paul's properties, times the inflated 40% tax ratethis total depreciation would've been taken over 28 years either way, with or without cost segregation; cost segregation only shifts more of it towards the first 5 yearsthe actual tax savings for Paul were $35k for this year, with another $55k coming over the next 3 years (your mileage will vary)if he sells his properties, as opposed to 1031 exchange, he will have to return all these savings to the IRS at the time of saleSo, am I just anti-cost-segregation, you would ask?
