Google Sheets or Excel can keep track of things pretty easily if you just stay on top of updating them.   

The house is in good shape but has not been updated since the 2000's.

If any of the "Big Five" systems (HVAC, plumbing, roof, electrical, water heater) haven't been updated recently, they still should be budgeted, even if you expense them later.Also, if you're primarily buying for cash flow, then this seems like a whole lot of work for just 7.75% CoCR!

I get this from every tenant when they sign the lease, and we update it every time they renew.

Learned that I should fix do these updates at the beginning as well.

I simply have a spreadsheet that I update a couple times a month.
