This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

In the property records, there is only a deed of trust for the first and second mortgage.I'm wondering if we can both sign a quitclaim deed over to a land trust directly, or if we can sign one back to me and then I can sign a land trust assigning an LLC established in Wyoming for privacy purposes as the trustee (and perhaps another LLC as the beneficiary of the trust).

If I understood you questions correctly, setting up LLCs is probably a good solution as it protects your privacy, protects you from liabilities, organizes your business transactions effectively, and can pave the way for future scaling.Base on my limited knowledge, LLCs can be set up online easily in some States.
