It totally depends on what you want to achieve OTHER THAN cashflow IMO @Jordan Ryan.If there's nothing else, just pure and simple cash flow then find some D or F areas (they don't really call them D or F, but you get the idea) and buy the highest cashflow deal you can get, hire a PM to deal with the stress that it will bring, and then rinse and repeat.If you're wanting cashflow + good tenant class, moderate appreciation, or some other perk then you'll certainly experience relatively lower cashflow, but you'll also layer on the other benefits.The midwest indeed has some great markets, among my favorite being Oklahoma City, Tulsa, Wichita, and Northwest Arkansas
