You may be better off being specific and defining visitors too.

Overall, I'd say 90% of the total visitors to Pai are tourists, with the other 10% expats and locals from the nearby city of Chiangmai taking weekend trips.

Oh yeah... verbal confrontations outside with people screaming at each other.

If it's a place that most visitors travel to via plane you'll get hit pretty hard during a downturn.

Now as a Equity investor you talk about a market you KNOW and live in that mitigates one negative.. you find a screaming deal and you have brought value.. investors will over look number 2.. and number 3. .but you still need to work on how are you going to finance this realistically.  

Sorry not screaming at you, rather just encouraging you to get moving.What if the market takes 2 or 3 years to correct itself?

Do you do vacation rentals, winter visitor rental, or traditional rentals? 

The location just screams like the type of place that would be aggravation to get rent from ppl.

The  moles can create so much damage to the yard that they can create a problem for tenets that may be walking through the yard or visitors that may sink in a hole and twist or break an ankle.
