You turn in your claim within a few days after moveout & they send you the money in a few days after approval. 

He owns an incredible amount of real estate and is not worried about making a bunch of money on this.

Two disbursement dates have come and gone without money being added to my account or an email explaining why. 

We want to avoid letting money just sit in the bank account when we know we could be making it work for us.

Perhaps they would make more money if STR was an option, however if that's not permitted in their location, no STR demand exists, or no STR PM is willing to take on their property, they may not have that option.

Don't waste your money.

If money’s the issue (which is highly likely), you could offer to cover the advertising costs upfront, if possible,  and adjust their commission by that amount.

And you still have money left over to buy another property. 

It did cost more money than expected due to vacancy that I did not account for.

At that point we tested the waters and gave them the option to keep the money or to reinvest it in another property.
