That is constant communication and a small misunderstanding can lead to a huge setback I probably going to have an issue hiring a contractor who can't effectively communicate with me.Back to the non-English speaking applicants, I would be more concerned with them signing the English lease via the interpreter and may not be 100% aware of what they are signing. 

Even the title of your post indicates you have a misunderstanding of the business.

Don't misunderstand we don't let our tenants chill out in the property without paying but we most certainly pick out battles. 

There seems to be a general misunderstanding by several posters, that not having a written lease means you can just throw someone out.

As suspected, misunderstanding arose.

They responded that they don't think there will be anymore problems going forward now that they understand my personality and MY troubleshooting steps and that they only responded with logic and didn't misunderstand anything.

It can only include the rent owed, or the courts won't accept it.And I think people misunderstand CA laws.
