I think best practice, especially for companies that are young (less than 10 years old), is to be performance based.

I'm looking for tips, best practices, a lease/document you use, do you typically shoot for 6-12 month leases or just month to month from the start?

I need to know if this is practical, or just theoretical.

However I know a realtor I went to HS with, is it an uncommon practice or would she even entertain the idea of me asking her about the area and 4plex's?

I'm semi fluent in spanish now, and have been practicing an hour or so a day 365 days a year, for 3 years so I'm anxious to immerse myself in a spanish speaking culture (I'm half deaf so it hasn't been easy!). 

I am currently held up due to possible lack of knowledge and practice talking, and I don't want to allow myself to eventually get held up due to my fears.Thank you for reading, and thank you for the help!
