The new deed showed "lot x,y,& z of blah blah blah" - but it's not like deeds cost more if they have more words, so, again, I don't see any savings or reason for the seller to negotiate.

I have yet to have a tenant abuse this arrangement in the 5 years I've been using it.I'm in SC, and like Lynn Z my lease contains the language: THIS IS YOUR NOTICE: If you do not pay your rent within 5 days of the due date, Landlord may begin eviction proceedings.

Then you'll have people telling you no, X and Y aren't where it is, you have to invest in Z, that's where the money is.There are tons of ways to invest in various aspects of the real estate market just as there are tons of ways to invest in non-real estate.
