If there are more than one name on the deed, or any of the owners are deceased then other heir may lay claim to the property.There are some out of state companies, one is very well known in CA that claim that they cam issue clear title without a Quiet title Action. 

A strategy that revolves around keeping a low profile really does mean that you will not know how many times a lawyer has declined to take on a suit because they could not tell if you had any assets.

I'd love to sit for an hour or so a week with other investors to discuss goals, challenges and ideas revolving around real estate investment and/or business development. 

Renting a thermal cam may be the next step that way I can check out my other properties too.

If you tell them you want them to pay utilities and you are going to raise their rent, you may want to look into installing a revolving door at the entrance because my guess is it will get a lot of use as they move out.
