HML and PML would be options, and as @Chris Seveney mentioned, tge DSCR product would fit your needs, though with a 700 CS you may be having to bring more than 20% down. 

These are adults even when not behaving like it.

I come and go, and the tenants behave.

My thought that if everyone behaved and let each property go to the next person we would all get 18% on our money.

You can believe what you want, but I assure you if I had made my original post and 75-85+% of the responses had solid reasons why wholesalers are generally well behaved and that I was mistaken to write off the profession, then I would have reconsidered my position.

You may make more money and if you're already collecting 5 different payments, the only extra work would be having to draft five leases for each of them to sign rather than just one.

I've even seen tenants get high-maintenance breeds that bark, shed, dig, scratch, and otherwise behave in a manner that is more likely to cause stress than reduce it.It's all a sham.
