One resource Texans have is the Texas A&M University Real Estate Center which provides a lot of good data for most MSAs and individual cities.

We also have Fresno State University one of the largest universities on the valley floor besides UC Merced which is about a 45min drive north of fresno. if your going with a buy/hold strategy this area would be perfect - It took less than 24hrs to get a hit when I listed my SFH for rent actually MULTIPLE hits and 5 clients went through the screening process which took about 1week then narrowed it down to one - Now cash flowing a little above the 1% rule

While most people attend a university to become better suited for a job, these days most jobs require a 4 year degree to prove that someone was able to start and finish something successfully.

Booming and diverse: tech, mining, oil refineries, ski industry, universities, hospitals, and low taxes.

For example, in a lot of neighborhoods closer to downtown San Antonio, I would go with the 1 BR, but near any of the local universities, I would choose the 2 BR option.

There is a ton of property owned by the University of Florida and they are exempt from property taxes.
