But Point Richmond is probably my favorite location wise, the views can be incredible.... and the houses still have an identity/charm.

There is an identical home next door (same provider) that rented this week for $850 in less than 24 hours.  

Send identical but seperate communications for everything, you dont want to be involved in violations of a no contact order.

Most likely they are identity thieves.    

@Fabian PerazaNot a fan of self-locking door sets for two reasons: the first, as you mentioned, tenants tend to lock themselves out more frequently; the second is they are generally an inferior quality lock (grade 3 ... maybe) not suitable for en external entrance.With deadbolts and dead latches, you have the option of using electronic locks that will either delay the latch/lock when someone exits (accommodating the ohnosecond ) or enables you to unlock the door remotely (after confirming the tenants identity).

As they mention on several podcasts, if you simply remove coffee and insert chocolate, this is virtually an identical opportunity to the coffee farm parcel ownership opportunity.  

Buildings are identical however, but the bigger complexes have a pool and some kind of clubhouse/internet common area.

There is 8 identical buildings on the same block so I feel like it is good comparison.Thanks
