I'm leaning towards letting it roll over to the month-to-month because she has been good tenant other than the few late rents.Other than being late, she has been a good tenant, no damage to the unit in my walk through a few months ago to replace the furnace filter.

If you just simply allow tenants to walk into a bank and deposit any amount (on any date) they choose it could delay the eviction process.

Of course you could look at lease rates on Loopnet and Commercial Search, but I like the low tech approach of going to an area and walking into a business of a similar property and just asking them to be kind enough and help you with some market research and tell you how much they pay in rent.

So maybe at the end of a transaction the agent who procured the deal might only walk away with enough to pay their car payment for the month or whatever.

Thanks for the input.All,If i can get it approved (i.e. the repairs aren't that crazy - but i haven't walked through the house yet), would it make sense to use a mortgage lender for both the purchase and the eventual refinance?

The 2nd home was appraised for much lower than it was being sold for and the sellers wouldn't budge, so we walked away from that deal.

Hello All,I just recently graduated college in May and have moved into the Philadelphia area (Center City).I am currently working right in the city and have leased out an apartment with some friends until June of 2017.Nevertheless, after the lease expires, I am very interesting in House-Hacking a multi-family unit somewhere within the city in which I can walk or bike to work.If anybody knows of any contacts familiar with the area I would love to speak with them.
