I used a company called Ikos which they have mixed reviews from what I've read but I was fairly pleased with them and would probably use them on my next property.And have you considered any voucher programs or seciton 8?

There is probably a charity that would even help him pay it, but he has to pay it.If his voucher gets threatened, he may get it taken care of right away.

I would have no problem renting to Section 8 folk, now that I understand that system from the inside, and also know that you can be very picky with your criteria - even for Section 8 tenants, and you can ask for the market/legal maximum security deposit.I just ported my voucher to the SF Bay Area, into a low income senior building in a nice neighborhood, and their tenant criteria was tough!

Don't forget to call their prior landlord(s) and check to see what kind of tenants they were.Personally, I would rent to him (with a decent deposit, plus last months rent and $250 deposit for each dog) and have the fiancee sign as co-signer as a security blanket.Ultimately, you need to decide if the slight risk is OK compared to the ongoing vacancy.How well does the HUD housing voucher pay in your area?

Generally, the Section 8 recipient is given a voucher for a certain amount and then they can go shop for options.

You can also try to sell the property as is with the tenant still in there.I will respectfully disagree with a different poster on this thread and will say next time you should embrace a tenant that DOES have a Section 8 Housing Choice Voucher.
