Loud partying at night and kids screaming and playing in the morning is not the best mix.  

Plus the market is very hot here and we don't get to find a screaming deal because everything is flying off the shelf.Do you have the option of buying a multi-family in your price range and living in one side while renting the other?

The longer term vision is to develop the farm into a well-designed agrihood but this new-build would be the "main house" while agrihood plans get drawn up.We're totally missing out on great income (and the added marketing opportunities for the farm itself) by not currently having on-farm STRs for all the visitors to the farm, much less those coming to university events during the year.

It's funny- if you look at my portfolio, 10-20% of the units require 80% of my time...it's like the market is screaming in my face...wait, I hear it, what's it saying?

I told him my absolute max is 200k and really only wanted to go there if there was a screaming deal.  

If you can find a screaming good flip deal, you don't want to restrict yourself because your intended strategy is buying rentals.

The number of visitors during your open house tells me the demand exists.

Even the revised listing screams "desperate" - it mentions it is "staged" and "all offers encouraged" in the first two lines. 

Refusing to do anything other than watch TV is MUCH clearer communication about her attitude towards this than what she says (or what you have interpreted she has said or what you think she said or what you wish she was saying).Every word you have typed so far screams "I really want her to be my partner.
