Waiting on one to move out by end of month, it's near Furman University and would make a great buy/hold. 

Also many around Syracuse University (SU) are bought/sold as part of a long-held portfolio and often the owner does not want to parcel them out.

Might be possible to enclose the area where the pipes, water heater and furnace are and add a vent in the floor above to allow warm air into that area. 

I plan to start travel nursing next summer, but before then I would like to purchase a college rental near Sacred Heart University (I'm an alumni from there, very familiar with the area).

Ahem.....We own a 2 family home in a suburb of Boston not far from Tufts University.

I work in Beachwood and live in University Heights.I just got a new position with my company that will no longer require me to be at the office 5 days a week, so I'm considering locations outside of UH.

We generally host families or alumni friend groups for events related to sporting or the University.

A big advantage in my eye is, it is a universal software that any accountant or bookkeeper will be familiar with.
