In order to appraise a property with limited comparables nearby, the appraiser will either use older sales and adjust for market conditions (increased/decreased values) OR expand the distance criteria and adjust for location (inferior/superior).There are always comparables for every property, the trick is in the adjustments and the justification for them.Best wishes.

Mike, nice name ;)This is another reason why we do things differently - we (me and my partners), as GP, get 70% - but doing that requires that we become selective and only get deals with superior returns - 40% project IRR so that we give the limited partners 18% IRR or better even if they own only 30% of the project.

The scope of work has been re-evaluated and several options for new exit strategies have been identified.Lesson learned - when hiring a new contractor, make sure you do a VERY THOROUGH search of Superior Court records in  ALL the surrounding counties for civil complaints and lawsuits - and do it yourself.
