The property is zoned commercial retail and spans .47 acres.I could not get a bank loan for this property- residential lenders wouldn't lend due to its commercial features and uniqueness, commercial lenders wanted to see proof of rental history and cash flow.

They -are- building more on-base housing, but lets face it, 10-15k soldiers coming back within a 2 month span, and sure lets even say 1/3 of them PCS to another duty station or leave the army entirely within 3 months.

Doing so may alarm or even scare off the investor.Your primary benefit is you do not have a partner looking over your shoulder all the time questioning what you are doing.Every time you bring an investment opportunity to present to an investor, I highly recommend you include a very detailed business plan spanning at least 5 years, just as you would to a bank.
