Therefore, your NOI should be 50% of Gross Income.This is a very simplified way of looking at income property but studies have shown that it is fairly close to reality.So, we can already tell that the seller or whoever is giving you this information is underestimating the expenses leaving out much of the Repairs/Maintenance and not even including CAPEX.

@Michael Clevenger interesting... regarding simplifying qualifications...but i would think when you're denying ppl application, that they would inquire specifically why they're rejected....i like simplifying anywhere i can, but i don't completely understand the benefits of this

To simplify the purchasing process we plan on only one of us taking out a loan for a property but have the ownership of the property distributed between the 3 of us depending on how much each one contributes to the down payment.

Syndication and Wholesaling for newbies can become more and more complicated, often with the newbie being unable to pull it off.i started a simplified referral program specifically for newbies so that they can have some success in the business that will encourage them to do more deals.quite often newbies will flounder on that first deal and it in effect, turns them off to real estate investing as a whole.

Say company value after liability is $10,000 and somebody wants to invest $1,000.Simplified with $1 Share valueInvestor 1 has 50% Investor 2 has 50%New investor wants to invest 10%Now #1 and 2 have their 5000 shares  (45.5%) and #3 bought 1000 shares (9%)I know a lot in one post.
