Thanks everyone for the input, i spoke to my money manager yesterday, she mentions a Secured Bank Loan as a line of credit borrowed against my investments with them. 

That ship sailed a long time ago, we are living off "credit cards" now to a really significant degree.

My approval odds aren't great, I'm a first time investor without any exciting financial history. 640 credit.

I would mention here that a typical condo or single family does not qualify for the Act 60 TOURISM tax credit (which gives you up to 40% back)  - the project needs to meet certain qualifications as a guest house, hotel, villas or bed & breakfast - it can be as little as 3 rooms.  

That will ensure there will be built in equity that you can figure out a way to suck out equity via a cash out refinance, line of credit, cross collatorization, or selling the property.

As an investor, your primary goal is probably to buy at the lowest price (you make your money when you buy at below market value), fix it up, and either hold or sell/flip.The seller might realize they "don't know what they don't know"....in general, investors sometimes come across as "transactional" (they ran the numbers, and just want a yes or no from the seller). 

The judgment sits on their credit report.

My lowest appreciating property is $2700/month.

Shellpoint has repeatedly cashed my checks (which were on time EVERY MONTH) and continues to fail to properly credit me (even though coupons were enclosed).
