Certain areas will just be a better fit logistically based on your financial situation, your available time, your experience, whether you're a people person or a numbers person etc. 

You can also earn very competitive interest on crypto, which I'm experimenting with now (8.6% APY on USDC, for example).While this is still early, and there are some logistics to work out, I'm sure any real estate investor will understand how disruptive this truly is. 

Same with rentals...except replace profit with cash flow.You can look at all the logistics and demographics you want.  

I can't speak for the rest of the country but Alaska is a logistical nightmare.
