It is urban and walkable, you don't really need a car, there is 24 hr transportation to NYC and a train station.

The new brewery in Wayne Junction is right on the Nicetown border, as is the Wayne Junction transportation center which offers a fast commute into downtown.

Great restaurants and bars, the best view of NYC from the waterfront, great access to transportation, including a 15 min drive to Newark Airport (once we do that again).

I think we are pretty open to neighborhoods, but ideally something with great public transportation and without a high crime rate. 

Also, research the schools in each area, the shopping options, the public transportation options, and the proximity to social services.  

Mobile homes, modular homes, panel homes, home kits and now prefab & container homes have all been tried with ittle success.Worked with modular homes for 3 years and limitations were: 1) Designs limited as have to transport down roads2) No cost savings on land3) No cost savings on site work4) Transportation damagesTo address the challenge of the subject line, ALL the issues need a comprehensive solution, not just 1 or 2 parts.

I am looking for ways to reinvest the money into the property.The property is older and about 2600 sq feet and has an enclosed porch on the 1st and 2nd floors that are in common area spaces.
