It sounds like SFH is the target in this area and that Condos would not work due to HOA by-laws.

Now it sounds like its getting approved (again).

It sounds like you maybe don't need all this complex structure 

It sounds like you should've talked to a CPA before the sale to help you do a little tax planning, but a bit late for that unfortunately.

What follows will probably sound somewhat pessimistic - but I put it out there for your consideration...Understand that your journey will be a long one, as real estate is usually not a get rich quick game.
