You'll notice a lot of these properties are in East or Southeast Durham and those are not the preferred areas to invest in Durham in my opinion.

I am not much of an expert in the South East timber ground  .

The Southeast Valley has opportunities, the North Phx rental market is hot right now, even parts of the West Valley have good finds.In terms of cash flow on your $200K purchase, it really depends on how much you intend to put down. 

I'm looking to invest in a SFR in a beach city in the Southeast in cities that are STR friendly.

I’ve been looking at a couple markets in the Midwest and Southeast of the country.

Paul and Minneapolis you should look in South East and North East Minneapolis, South Minneapolis area south of approx. 40th, Longfellow area (most of the area east of Hiawatha, except a small pocket by lake), Seward, South West is good, but a lot of that is A area.

I invest in Southeast South Dakota and am looking at Omaha.

I'm still getting a feel for the areas, but I'm having more buzz in the SouthEast/Antioch area.

When it comes to MHPs, just stay away from LA, MS, AL and most all of the southeast.  

I have seen the Southeast Group's plans and they are impressive.
