Separated yards for privacy.

I realize when building an ADU and renting it out, you lose a level of privacy but it's a sacrifice for rental income.

Maybe one reserved spot and the rest is first come first serve guest parking that can quickly fill up at night.4) Possible to have yard space and private pool = higher potential rent per room5) More privacy, no shared walls with other neighbors6) Easier to find more bedrooms - there are lots of 4-5 bedroom homes in good areas that work well for house hacking.

We'd like to house hack without giving up too much privacy (i.e., don't want to share our personal unit but okay with tenants in a separate unit on the property). 

The main floor walks out to 875 sqft paver patio with privacy landscaping.

Like @Neil Ginty said, a custom design can maximize privacy, views, outdoor space, and interior square footage in ways that prefab can't.

We don't have a mountain view, but we do have extreme privacy and quiet.Thanks for the input,David

Not much privacy or protection - in my opinion.The LLC tax advantages are HUGE and make the entity worth while for me - even in CA that has $850 annual fees.Best to you
