I always install a 30 inch stove with a 36 inch fan that has two fans built in to get the grease out of the kitchen.I own many rental units and every time a tenant moves and the house has a white kitchen sink the sink is always chipped, or has a yellow rust-colored stain and the entire sinks always have to be replaced.

And as friends learned from Hurricane Sandy here in NJ, insurance will only cover what was actually damaged by water if you've got flood coverage....meaning, lower kitchen cabinets that had 6 inches of water damage were pro-rated when being replaced.

So I am only able to inch the rents up %7 of the current rent, plus inflation (about 3%).

A technique I have seen but not used personally is this:Get a set of thin strips of plywood -- maybe an inch wide and one-fourth of an inch thick.

Set yourself a budget (even if it is just for practice)  without this your view is generally too wide and your knowledge becomes a mile wide and an inch deep. 

Every inch is maximized. 

Make sure to leave enough space for the stove when installing cabinets (generally 16" inches but double-check).5.

Although, I can say that there are many areas of the country that seem to be poised for some serious wage growth soon, due to an abundance of jobs (particularly in distribution) and a lack of workers.Also, with interest rates inching up, this would cause less people to be able to afford to buy, and keep rental demand high.How much can rents drop before it would hurt?
