In the meantime, I'll mention the same advice that I've been preaching for years; secure W2 employment, save religiously, build your credit, limit unnecessary debt, pay off any debt you owe, practice analyzing deals (house hacks), & attend local REI meet-ups to connect with others.

All those little things cost you hundreds of dollars in unnecessary repair costs when you own an out of state rental.
