Have had backed up double walls not fail again in 20 years.Use 3/8 drywall for the patch on 1/2 " walls as you have 1/8 inch for tape and mud,,,,have also used caulk instead of tape,,,doesnt crack as easy.Use of long screws in hinge side as well as latch side back into studs keeps frames from cracking when kicked or used as a fight shield.on those sched. 40 drains do you use the ones with o rings and drains in bottom of trap?

Its basically a one inch channel in a truss installed by the factory that 1 inch fire board slides into, and then they use fireproof tape thats like duct tape and you don't even have to fire mud it going up to the deck.Nice job on the rafters, don't see that much in my area, most the framers around here couldn't do a simple 5/12 pitch like that, everything is trusses in my area, they even trusses dormers here.

DF was became effective in Jan of 2014 and basically made it very difficult and highly undesirable to hold mortgages for tenant buyers.

Just try putting together an estimate of the materials, tile, flooring, sinks, appliances, plumbing, drywall,tape mud etc. paint, driveway, electrical fixtures, locks, trim, faucets, cabinets, vanity, toilet,shower head, light bulbs,doors ,Knobs, countertops, landscaping...I suspect just in materials you will be close to 40k...do you need to replace windows?

You never know who might have a good referral for you check out.For me vital people can do the following:frame, drywall, mud, paint, lay flooring, instal electrical, ceramic, plumbing the list goes on...Finding one person with enough skills can be tough, but it can be done.
